We offer a range of services that can be tailored to your requirements. Our entry-level offering is our Straight Let Service. This is aimed at landlords who want professional tenants, but prefers to monitor the daily management of the property themselves. We will visit your property to give you an accurate idea of value. Upon instruction we will arrange and accompany all viewings to find you the ideal tenant. We will then fully reference the tenant, set up standing orders for rent payments, draw up the legal documents and arrange inventories and a check in.  We also provide a holiday watch service to give you peace of mind when you’re away.

Another service on offer is our Rent Collection Service for the landlord who wants flexibility to maintain an active role in managing their property. This includes the above service whilst collecting the monthly rent and transferring it to you along with a statement, any legal advice you may require and holding tenants deposits within the tenant deposit scheme.

Our most popular service is the Fully Managed Service, for the landlord who wants total peace of mind. Again including all of the above services but also providing regular inspections of your property, co-ordinating repairs and maintenance, taxation advice, dealing with deposit returns.

Preparing the property:

Our services are very comprehensive, but presentation of the property is key. This is another aspect in which we can help. Sometimes minor maintenance can be the difference between having an empty property and securing a quality tenant.

It is essential the property be presented in a clean and good standard of care. Try to keep walls fresh and neutral. This allows tenants to visualize how their personal belongings will fit in without worrying about work that needs to be done.

Try to have good quality flooring and curtains whilst avoiding carpet in the kitchen and bathroom(s). Dressing the property well has a lasting impression on viewers and keeps you ahead of the competition.

White goods should usually be provided whether the property is furnished or not. If the property is furnished, try to keep furnishings clean and of a good standard. Always consider the furniture and furnishings fire safety regulations when providing soft furnishings.
