If the tenant loses their keys or locks themselves out and keys or fobs need to be replaced the tenant will be responsible for the cost of the keys and reasonable expenses incurred by the agent/landlord.
If your circumstances change and you request an early termination of the tenancy this will strictly only be granted at the discretion of the landlord/agent. The tenant will be responsible for the costs and losses incurred to the landlord/agent which may include rent due for the remaining period of the tenancy and any other costs associated with the running of the tenancy.

For managed and rent collection services a charge of £32.50 inc VAT will apply per month for the first 12 months of any new tenancy which covers, references, AST, section 21, deposit negotiation and the first renewal.

When you select a property, you will be asked to provide information of your current employer and current/previous landlords where applicable. Upon receipt of satisfactory references and a completed credit check, we will then be ready to draw up the agreements. Please make sure that you have contacted any utility suppliers at least three days prior to you moving in, in order to have a smooth connection.
You will then be asked to make an appointment to visit the office to complete the paperwork.
Please check the property against the inventory thoroughly to avoid any disputes at the termination of the tenancy. Please make the agent or the landlord aware of anything that needs attending to immediately.
Throughout the tenancy you must ensure you maintain the cleanliness of the property and inform the agent or the landlord of any damages, defects etc. Treat it like you would treat your own home. However fair wear and tear is taken into consideration when you come to vacate. If there is anything you are unsure of, just ask.
For any emergency issues tenants are to assess the situation and decide if it can wait until the following working day. If this issue cannot wait then tenants can call their own contractor. No heating or hot water should be reported on the following working day. When sending in an invoice for an emergency call out the property managers will decide if this was an absolute emergency and if this will be refunded, if Property management do not deem the call out as an emergency then the invoice will not be refunded therefore tenants should take extra consideration when arranging this and also bear in mind that they may still have to settle this invoice themselves.
